Plans for new job-creating mixed-use near Brighton set for approval

Plans for a new mixed-use scheme near Brighton offering the potential for numerous new jobs to be created is likely to be approved in the near future, a recent news report in the local media has been able to suggest.

The project has earmarked land and building on Wellington Road and Camden Street for redevelopment, as well as the former Flexer Sacks Factory on North Street Portslade.

The hybrid application – set to go before Brighton & Hove Council’s planning committee next week – is seeking full permission for phase one, comprising a new building with part ground and part mezzanine office space with residential units above.

The new structure would be between ten and 11 storeys and would provide 65 residential units.

Outline permission is sought for phases two and three, which would include the development of new buildings ranging from three to ten storeys.

These would provide about 50,000 sq ft of office floorspace, 71 residential units and more than 9,500 sq ft for flexible office/leisure use.

Approval is recommended subject to the completion of a section 106 agreement, which would secure contributions towards affordable housing and employment.

A report prepared by council planners said: “Overall, it is considered that the public benefits of the scheme as a whole which includes the provision of a significant amount of housing are such that they outweigh the planning policy conflicts and the limited harm to the amenity of neighbouring occupiers.”
